Focus Area — Selective
Opportunities considered selectively, where Salvera can clearly understand the economics, operating requirements and downside risk.
Position
Commercial real estate and established operating businesses are considered case by case rather than programmatically. Both can contribute duration and cash generation the residential holdings do not, and both carry risks — lease dependency, owner dependency — that have to be underwritten explicitly rather than assumed away.

Location That Outlasts the Lease
Commercial real estate is easy to underwrite badly, because a signed lease makes the future look settled. A long term from a solid covenant produces a clean model, and the model is right until the tenant leaves, restructures or renegotiates from a stronger position than the one they signed in.
The more useful question is what the asset is worth without that lease. If the location, the building and the local demand would attract a replacement tenant on reasonable terms, the lease is an enhancement. If they would not, the owner is holding a credit position wearing a building's clothes.
Salvera takes commercial exposure selectively for that reason. It contributes lease duration and a tenant credit profile the rest of the portfolio does not have, but it is the least liquid vertical and is sized accordingly.
Duration and yield. Commercial contributes longer lease terms and a different tenant credit profile, at the cost of lower liquidity.

Cash Generation, and the Succession Problem Behind It
A large number of established, profitable businesses are owned by people approaching the end of their working lives with no succession plan. That is a real and persistent supply of opportunity, and it is a transition problem more than a valuation problem.
The risk is specific and well known: in many owner-operated businesses, the owner is the business. Customer relationships, pricing authority, supplier terms and institutional knowledge sit with one person, and a change of ownership can quietly remove most of what was purchased. Salvera underwrites management depth as carefully as it underwrites earnings.
Where that depth exists, the vertical contributes something the real estate holdings cannot: cash generation that does not require a financing event, and exposure to demand drivers with little relationship to property markets.
Yield and diversification. Operating businesses respond to customer and management conditions rather than property markets, and they generate cash without a financing event.
