Stewardship
We approach ownership as a responsibility to the residents, tenants, employees, partners and communities connected to any asset we hold.
About
Salvera Group is a private asset acquisition and operating company focused on building durable value through selective ownership.
The Firm
We evaluate real estate and operating businesses individually, considering cash flow, asset quality, market fundamentals, capital requirements, management and execution risk together.
We are building the company deliberately — starting with opportunities where we can understand the asset, finance it responsibly and support its performance over the long term. Underwriting to a long hold changes the arithmetic: durability of income matters more than the speed of a resale, and financing is sized to survive conditions we did not forecast rather than to maximise day-one capacity.
Our current areas of focus include assisted living and residential real estate, with selective consideration of adjacent commercial and operating assets as our portfolio and operating capabilities grow.
We approach ownership as a responsibility to the residents, tenants, employees, partners and communities connected to any asset we hold.
We favour disciplined capital structures, sustainable operations and decisions that hold up in conditions we did not forecast.
Care in how we treat people, assets, capital and communities. In a licensed care setting that means resident dignity; everywhere else it means the same attention applied to tenants, employees and the properties themselves.
Leadership
Salvera is principal-led. Acquisitions are reviewed directly rather than delegated to a committee, and the people responsible for a decision are the people a counterparty deals with.
Operating Principles
Build a durable portfolio of real estate and operating businesses through disciplined ownership and responsible capital allocation.
Evaluate opportunities on fundamentals — asset quality, cash flow, market demand, management, capital needs, financing and downside risk.
Act with discipline, protect stability, and make decisions with appropriate consideration for people, assets, partners and communities.
Support long-term value through disciplined capital planning, operational accountability and practical improvements.
Grow selectively, with attention to strategic fit, financing capacity, operating capability and execution risk.
Allocate across senior living, residential real estate and selected commercial and operating assets, so no single market or counterparty determines the result.
Scope
Senior living is our initial strategic focus rather than the definition of the firm. Scope may widen as capital base, portfolio and operating capabilities develop.
Initial focus
Licensed assisted living and related real estate, where operating performance, resident considerations and the physical asset are evaluated together.
Active
Income-producing residential assets in markets supported by durable rental demand and sound property fundamentals.
Selective
Opportunities considered selectively, where Salvera can clearly understand the economics, operating requirements and downside risk.
Long-Term Vision
Salvera is building an ownership company intended to outlast any single asset or transaction, rather than a fund that must return capital on a schedule. That removes the pressure to sell at a time somebody else chose.
Long-term ownership demands operating capability, not just acquisition capability. The platform is being built to run what it buys.
Lenders, brokers, operators and advisers who transact with Salvera once should find the second transaction easier than the first. Reputation is built the same way an asset base is — slowly, and by not cutting corners.
Growth is only worth having if the standard of ownership holds as the portfolio grows. People, places and communities remain the measure.
Salvera welcomes confidential introductions from owners, brokers, advisers and lenders regarding established real estate and operating businesses. First contact is treated as confidential.
